ProposalDescription:

The Dukuduku Urban Housing Development has been initiated by Mtubatuba Local Municipality as part of its Integrated Development Plan (IDP) process. This has been identified through extensive consultations with the local communities within the municipality. The primary aim is to address the need for sustainable housing development within the municipality's jurisdiction. The project area largely consists of the existing urban residential and is surrounded by largely Agricultural and Conservation/Eco-Tourism land uses. There are several non-perennial watercourses that traverse the project area and two perennial rivers, namely the Hluhluwe and uMfolozi Rivers traverse the north-eastern and south-eastern borders of the project area respectively. The project area contains several NFEPA Wetlands, particularly a large NFEPA Wetland occurring on the eastern portion of the project area. Furthermore, the project area is bordered by Critical Biodiversity Areas (CBA): Irreplaceable in its northern and southwestern portions while in the east it is the Indian Ocean. During the development process, it is anticipated that approximately more than 20ha of indigenous vegetation will be cleared, as the objective is to formalize the existing and construction of new houses within the erven, the greenfield will largely take place as a result of infilling. The land belongs to the government under Elderslie and ST Lucia Lands, which is 9 km and 1km North of St Lucia, located in Ward 1 and 2 of the Mtubatuba Local Municipality within Umkhanyakude District Municipality in KwaZulu Natal. The project area is approximately 71.6 km west of Richards Bay and 16.4 km north of Mtubatuba township and covers a total area of about 5 561.94 hectares.
